Unveiling the 5-star hotel, Fashola said the edifice would surely boost the hospitality and tourism industry in the state, while urging other entrepreneurs to look inward and invest their money in hotels and public utilities such as roads. According to him, the unveiling of the hotel represented the increasing brands of hotels making Nigeria their choice destinations, saying that the tourism industry would be boosted by the new edifice.

“The tourism business is the major sector that creates jobs but sadly, this sector faces lots of challenges across the continent. The Lagos State Government is committed to providing the enabling environment,” he said. Fashola harped on collection of consumption tax and urged hotels and other in the hospitality business to help the government to collect the tax for developmental purpose. “Consumption taxes are not levied on hotels but on consumers. The role of hotel is to collect the tax and give it to us. It is by collecting this taxes that you empower us to provide schools, public utilities and others,” he stated. Chairman, Milan Group, Ramesh Valechha said the hotel would change the landscape of Lagos and boost the hospitality industry in the state. He disclosed that Memorandum of Understanding for the project was signed on 31 March, 2004 while it took two years to complete the design work before the conceptualisation of the project began. He stated that the Lagos State Government, Skye Bank and Wema Bank were supportive of the project.

Valechha disclosed the building of the hotel cost over N30 billion while 650 jobs were created for Nigerians.
Regional General Manager, IHG, Africa, Karl Hala said the hotel is the leading hotel in Nigeria, saying the group had 170 Intercontinental Hotels in 60 countries of the world. He described the unveiling of the hotel in Lagos as a significant milestone in the hospitality industry, adding that the group also had 20 Intercontinental Hotels in Africa and that the hotel was the only 5-star hotel in Nigeria. Chief Executive Officer, Design Group, Bayo Odunlami said it took lots of challenging moment in the design and conceptualization of the project, saying he was happy that the group overcame the hurdles.

There was only one problem with a Boston hotel's plan to offer alcoholic drinks named after two city mayoral candidates: one of them is a recovering alcoholic. Officials at the Loews Boston Hotel canceled the promotion after being questioned recently by a Boston Herald reporter. The hotel had planned to sell $8 drinks named after Democratic mayoral candidates John R. Connolly and Martin J. Walsh, and offer $4 nonalcoholic alternatives to them, in its bar, Cuffs. Walsh, a state representative, has openly discussed his past troubles with alcohol during his campaign.

Loews Boston had planned to keep a tab on sales of the drinks — dubbed the J.R. Connelly and M.J. Walsh — as an unofficial, pre-election indicator of who was winning the race, the Herald reported Sunday ( http://bit.ly/19Oudnn ). "Loews Boston Hotel acknowledges the insensitivity of this recent promotion and have canceled it effective immediately," the hotel said in a statement after being questioned by the reporter. Walsh's campaign declined to comment. Walsh and Connolly, a city councilor and former teacher, were the top vote-getters in a recent preliminary election before the Nov. 5 general election. Boston Mayor Thomas Menino is stepping down in January after 20 years in office.

Hotel rooms in Longmont have filled up the past couple of weeks as people displaced by the flood and those coming in from out of town to help rebuild are needing a place to stay. "We have 40 rooms of the Army National Guard," said Thomas Goodwill, general manager of the Best Western Plus Plaza Hotel and Convention Center. "They checked in Sunday and they'll be here through Monday. They're here to work on the roads." While that bunch will be leaving soon, another 100 rooms -- at least -- will be occupied by more soldiers helping with the rebuild starting Oct. 2 and running through the day before Thanksgiving, Goodwill said. "The Utah National Guard and the Colorado National have been mobilized," he said. Sure, it is good for business, Goodwill said, but it's also encouraging to see the proactive approach being taken by government to rebuild the infrastructure in places such as Lyons, which was devastated. "We're very pleased to be able to host them," Goodwill said. "It's nice that the federal government is taking this very seriously." It was a year ago that the Plaza became affiliated with the Best Western chain of hotels, the first time in two years the hotel had a nationally known brand attached to it. Not only did it help keep the hotel more than 90 percent booked all summer, but it also helped land the federal government contract to house the National Guard, according to Alan Linton, president of the Plaza Hotel Corp. and chief financial officer for Pratt Management Co., owner of the hotel.

Kyle Sherwood, front desk manager at the Hampton Inn, said the hotel was busy with refugees from Lyons the days immediately following the flood, but most of them have moved on by now. "Looks like we've got all our evacuees out," Sherwood said. "But we had them here for a little bit -- I'd say at least a week, week and a half." He said the Hampton also saw some business from out-of-towners who came in to comfort family members or friends affected by the flood. At Longmont's Marriott complex, the Residence Inn has been busiest of the three hotels with flood victims, mostly Lyons residents, according to Bill Weiberg, the Marriotts' general manager. The Residence Inn is built for longer-term stays, with kitchenettes and work spaces. "It's been a guessing game for them and us because they don't know when they're going to be able to get back to their homes, to their community," Weiberg said. In the meantime, the hotel has been throwing barbecues for them and doing everything it can to make them feel at home while they're displaced. Last Friday night, the Fireball Run crews that were in Longmont held a rally for their race that turned into a fundraiser for the flood victims; more than 600 people showed up and more than $1,300 was raised for the Left Hand Brewing Foundation.

Weiberg wanted to single out Intrado and the ColoRODans for helping out with the fundraiser. Dealing with the Lyons' folks has been inspiring to him, Weiberg said. "My faith in the human spirit has been rekindled because not a one of them are feeling sorry for themselves, even though they have a right to," he said. Lyons' residents are also occupying the Super 8 Hotel at Main Street and Colo. Highway 66, according to Dennis Posa, front desk manager. "In those first days (after the flood) it was mostly people affected in Longmont," said Posa. "We're helping the firefighters in Lyons," he said. "They've got some rooms for the people who are working 24 hours a day, so they can shower and rest." He said about half of the Super 8's 64 rooms are taken up by people who are there because of the flood.

The largest chain in the country, the Dalata hotel group which operates 34 properties, is planning further expansion following strong sales growth in 2012, as the recovery in the country’s hotel market gathers pace. Dalata, founded in 2007 by the former Jurys Doyle chief executive Pat McCann, saw its revenues climb last year by 55 per cent to €54.1 million, according to accounts obtained by The Irish Times. It added five new properties in 2012. Dalata’s operating profit more than doubled to €3.2 million but it still made a loss of €2 million after charging interest and tax. About €4.1 million of the interest charges, however, were paid out on loan notes held by the company’s shareholders, including McCann. Dalata owns the 12-strong Maldron chain of three and four-star hotels, which includes one property in Cardiff. It also operates a further 22 unbranded hotels in Ireland under management contracts, mostly on behalf of banks and receivers. It is backed by TVC Holdings and private clients of Davy stockbrokers.

“Trading conditions in the sector improved in 2012 with increased demand growth in Dublin. As the year progressed there was evidence of stabilization in the rest of the country,” Dalata’s directors said, before adding it is continuing to look for expansion opportunities. The five-star segment of the market is leading a rebound of hotels in the capital, according to a recent study by Crowe Horwath consultants, which also found that Dublin properties had occupancy of 74 per cent last year while rates at luxury hotels climbed 10 per cent. The Dalata directors continued: “The outlook for 2013 is positive with further growth expected in earnings, driven by gathering and conferences and events, particularly in Dublin.” The capital’s conference market is expected to receive a 15 per cent boost next year following the launch of Google’s Foundry research centre, which will bring an extra 15,000 overseas delegates to the city each year. Dalata highlighted the special 9 per cent VAT rate for tourism related services, and said it has boosted its trade. “The rate has ensured the group remains competitive in a difficult marketplace and has increased employment,” it said. Michael Noonan, the Minister for Finance, has hinted he is likely to increase the rate in next month’s budget, however, as it was only ever a “temporary measure” that costs taxpayers €360 million annually.

Dalata is examining further expansion opportunities in the UK, and is believed to have held talks with institutions about obtaining finance for any expansion. The group has bank debts of just €8 million, but owes its shareholders about €31.5 million in loan notes, which pay out interest of 9 per cent each year. The accounts state, however, that the loan notes must only be paid back if Dalata is sold, lists on the stock exchange, or sells some of its assets. The shareholders have shared almost €19 million in interest payments since 2007. McCann invested €1 million of his own cash in the notes, according to the accounts. The financial statements show that Dalata employed about 645 staff directly last year, up from 413 in 2011. Overall, however, about 2,500 people are employed by the hotels Dalata operates, including staff employed at the hotels it runs for other owners under management contracts. Its most high-profile properties are the Clyde Court and Ballsbridge hotels in Dublin, which formerly operated as Jurys and the Berkeley Court. They are now owned by a consortium of banks that seized them from the developer Sean Dunne, who bought them during the boom for €380 million. Dalata also last month bought out a loan attached to its Limerick Maldron hotel from Bank of Scotland (Ireland) at a discount of 78 per cent. It is expected to assume ownership of the property at the end of the year.

When the hotel security director needed a break, he set things ablaze, authorities said. Mariano Barbosa, 30, who was the director of security — and according to his wife the fire safety director —- for the swanky Yotel hotel near Times Square set a series of blazes that shut down the building for days, freeing him to get liquored up on the job in guest rooms, FDNY sources said Saturday. City fire marshals arrested Barbosa, of West New York, N.J., on Friday, charging him with setting five small rubbish blazes in the hallways, stairwells and emergency exits at the Yotel on 10th Ave. over the past two years. It was unclear if he had the same perk at the Soho Grand, but the source said the small fires would also temporarily close the bars and nightclubs inside the hotels — reducing Barbosa’s work load considerably. He also had a bit of a mean streak, according to officials, who claim that some of the fires were set to “bring negative attention to the hotels and their nighttime crowds.”

Before that, he allegedly set three fires at the Soho Grand Hotel on West Broadway — where he worked as a security guard between 2009 and 2010 — including one just before 3 a.m. on New Year’s Day that brought revelers’ celebrations to an early close. An FDNY source said Barbosa set the fires knowing the hotel would then be shut down for repairs, giving him a working vacation. “He started the fires to lighten his work load,” the source told the Daily News. “Security directors get comp rooms at the hotel. After the fires, the hotel would be shut down for repairs and he would be in his comp room, boozing it up.”Barbosa’s wife rushed to his defense, describing her husband as a conscientious worker so devoted to the job that he was named the Yotel’s 2012 manager of the year.He was not only the hotel’s security director, but he also was its fire safety director, she said. The couple has three boys under the age of 9, two of whom are autistic.

“He even sleeps at the hotel so he can be there for work,” Leslie Martinez, 27, said before Barbosa was arraigned on arson, criminal mischief and reckless endangerment charges early Sunday. “I don’t understand why they say he’s the bad guy.”FDNY sources said Barbosa would light newspapers to set the rubbish fires late at night or early in the morning while he was on duty. No one was injured in the blazes. Fire marshals arrested Barbosa after he allegedly gave inconsistent statements to investigators. “His story wasn’t matching up,” the source said. “The marshals pressed him further and he admitted to setting the fires so he could clear out the club and that the hotel would be closed for a few days. ... He was still coming to work but had nothing to do.” Wearing a dark navy suit and a white dress shirt, Barbosa was ordered held on $50,000 bail. Manhattan prosecutors asked for $20,000, but the arraignment judge upped the request. Barbarosa’s defense attorney downplayed the charges, claiming that investigators had no video showing him setting the fires. His wife was bawling outside the courtroom after the arraignment and being consoled by her brother.

As the new St. Joseph’s Hospital in Highland, Ill., prepared to open in August, its chief executive exulted, “You feel like you could be at the Marriott.” In the $63 million community hospital, patients all enjoy private rooms, with couches, flat-screen TVs and views of nature. Its lobby features stone fireplaces and a waterfall. Some hospitals in the United States, like Cedars-Sinai in Los Angeles, have long been associated with deluxe accommodations, and others have always had suites for V.I.P.’s. But today even many smaller hospitals often offer general amenities, like room service and nail salons, more often associated with hotels than health care.In the current boom of hospital construction, private rooms have become the norm. And some health economists worry that the luxury surroundings are adding unneeded costs to the nation’s $2.7 trillion health care bill. There are some medical arguments for the trend — private rooms, for example, could lower infection rates and allow patients more rest as they heal. But the main reason for the largess is marketing. In a highly competitive field, patients — sometimes now referred to as “guests” — appreciate amenities. The tactic works. “We found that patient demand correlates much better to amenities than quality of care,” said Dr. John Romley, a research professor at the Leonard D. Schaeffer Center for Health Policy and Economics of the University of Southern California, who has studied the trend. That means that hospitals can improve their bottom line and their reputation by focusing more on hospitality than health care — offering organic food by a celebrity chef rather than lowering medication errors, for example.

As a result, American hospitals are looking less and less like their more utilitarian counterparts in Europe, where the average hospital charges per day are often less than a quarter of those in the United States, according to the International Federation of Health Plans. The Henry Ford health system in Michigan caused a stir after it hired a hotel industry executive, Gerard van Grinsven of the Ritz-Carlton Group, in 2006 to run its new hospital, Henry Ford West Bloomfield. He had opened 20 hotels and his “focus on people and service excellence” has helped the hospital thrive in a competitive market, said Nancy M. Schlichting, Henry Ford’s chief executive, who decided to hire him. The idea was to take care of patients’ needs, she said, clinical and otherwise. While no one is getting nostalgic for traditional hospital food, open wards or revealing gowns, some worry that hospitals are going too far with the creature comforts. They are particularly concerned since most hospitals are nonprofit, so construction — directly or indirectly — is subsidized with public money. With the prospect on the horizon of the Affordable Care Act’s lowering reimbursement, and interest rates rising, the hospital construction boom appears to be slowing. And, in choosing a hospital, patients should probably think beyond room service anyway. Many years ago, when I was a doctor-in-training, I was assigned to work on a hospital floor with V.I.P. rooms. Though the views were spectacular, the cardiac arrest team could not get there as quickly as it could to the regular wards.

We have all succumbed to city noise: A 5 a.m. call to prayer courtesy of a mosque after a lengthy flight, a late-night New York bar crowd living it up in the wee hours, a raucous Carnival scene in Rio during an important business trip. Whatever the scenario, even the loftiest skyscraper accommodations can't always escape the din. Thankfully, the age of ultra-quiet hotels -- tranquil urban cocoons that are ideal for guests in search of an escape or simply a space to rest and concentrate -- is upon us. The party hotels of the 1990s gave rise to the sleep-friendly accommodations of the 2000s, which prioritized high-end amenities for comfort.But there is a more scientific approach that involves innovations you don't necessarily see, like triple-paned windows, extra-thick walls and cork floor layers. The true measure of a hotel room's soundproofing is evaluated by how well it deflects its cacophonous surroundings. Yet few major booking sites offer visitors the opportunity to single out quiet hotels in notoriously noisy cities like Cairo and Tokyo, relying instead on user-generated feedback. This is where brand recognition comes in. Soundproofing styles have become proprietary secrets among hoteliers.All Four Seasons hotels must meet the approval of an acoustics consultant. Some properties rely on white-noise removal systems, like the Sound+Sleep machines found in rooms at several Fairmont properties, including the Heritage Place in San Francisco's Ghirardelli Square. Others, such as the Tribeca Grand in New York, outsource soundproofing to companies like K.R. Moeller Associates, which has installed LogiSon sound-masking devices in rooms.

"In the J.D. Power Hotel Guest Satisfaction Index, guest-room noise has repeatedly topped the list of complaints," says Niklas Moeller, K.R. Moeller Associates vice president. After a drought in new construction dating back to the 2008 financial crisis, downtown Chicago is suddenly awash in new hotel projects.No fewer than a dozen new hotels representing about 2,700 rooms have recently opened or are under construction, and additional projects seem to be announced on a weekly basis. These include four- and five-star properties by international names like Langham and Loews, as well as numerous smaller lifestyle hotels by a range of independent operators. The boom, say developers and analysts, is driven by strengthening fundamentals of the market. Adam McGaughy, managing director of the Midwest hotel business of Jones Lang LaSalle, a large real estate services firm here, said, “The city exceeded its 2007 occupancy peak of 74.4 percent last year and there’s lots of room for average daily rate growth. When that happens, new supply starts to become part of the conversation.” Chicago is the country’s fourth-largest hotel market behind Las Vegas, New York and Orlando, Fla., with a downtown total of about 37,000 rooms. In the past, the industry has depended on the city’s lakefront McCormick Place convention complex to spur growth.

What makes this boom different is that it is being driven largely by smaller lifestyle hotels that appeal to leisure and international travelers. Ben Weprin, president of locally based A. J. Capital Partners, who has three such projects under construction, said: “Conventions are not our primary focus. We aim for a younger demographic that likes to go out to restaurants and bars. We try to create a town square atmosphere in our properties.” According to TR Mandigo & Company, a hotel consulting firm here, leisure travel now accounts for about 15 percent of the downtown hotel market. That is an increase from 10 percent in the early 2000s, and further increases are anticipated because of an aggressive city marketing program instituted by Mayor Rahm Emanuel. “The mayor has made tourism a priority,” said Donald Welsh, chief executive of Choose Chicago, the city’s tourism and convention bureau. Over the last 18 months, he added, the city has opened 10 international tourism offices in countries like China, Japan, Brazil and Britain, and it is also running 30-second television ads promoting Chicago as a vacation destination in cities throughout the Midwest.

Many of the new hotels are in areas that, until recently, were not considered tourist zones, the most notable of which is a five-block stretch of Michigan Avenue just south of the Chicago River where four new projects are under way. John Rutledge, chief executive of locally based Oxford Capital Partners and a leading downtown hotel developer, pointed to the attractive features of the neighborhood that lend themselves to hotels. For one, he said, old classic buildings there can be adapted to intimate hotel spaces. Another asset is its proximity to popular areas, like the Loop business district, Millennium Park, Navy Pier and the North Michigan Avenue shopping district. Mr. Rutledge recently paid $53 million for the London Guarantee Building, a lavishly ornamented 1920s-era office building at the northern end of the district, where he plans to build a hotel with more than 400 rooms. He expects to begin construction early next year, and to be finished in fall of 2015. Mr. Weprin of A. J. Capital also has a project in this area, a 250-room hotel carved out of the landmark Chicago Athletic Association Building on Michigan Avenue across from Millennium Park. His partner for the project is John Pritzker, founder and director of Geolo Capital, a San Francisco investment firm that specializes in hospitality and entertainment projects. Mr. Pritzker, who grew up in Chicago, is the son of the late Jay Pritzker, founder of the Hyatt hotel chain.  The Chicago Athletic Association dates from 1893 and was designed by Henry Ives Cobb, a leading 19th-century architect here. The building has a Venetian gothic facade and an extravagant interior of cast iron staircases, vaulted ceilings, elaborate tile floors and 15 working fireplaces.

“People get an amazed look on their faces when they go into that building,” Mr. Pritzker said. “They can’t believe something like that still exists.” The hotel, which will have 250 rooms and be operated by Geolo Capital’s Commune Hotels and Resorts division, will cost $125 million and be finished in late 2014. It has not been named yet. Mr. Weprin’s other notable project is a new $50 million Soho House in the west Loop meatpacking district, another emerging neighborhood known primarily for its restaurants and night life. His partners are Nick Jones, founder of the London-based Soho House, and Shapack Development of Chicago.
 The hotel, which will open next spring, occupies an old industrial building on Green Street and will have about 40 rooms plus extensive restaurant, bar and spa facilities. “We’ve been looking for the right site in Chicago for quite a few years,” said Mr. Jones. The meatpacking district, he added, is “buzzy and interesting and lots of new things” are opening there. Not that Chicago is turning its back on the convention business or large convention hotels. A new 316-room Langham Hotel on the north bank of the Chicago River and a new 460-room annex to the Hyatt Regency McCormick Place have recently been completed.

Next up in this category is a Loews Hotel, which will occupy the lower floors of a 52-story residential building under construction on the north bank of the Chicago River several blocks from Navy Pier. The developer is the DRW Trading Group of Chicago. The hotel to be owned by Leows will consist of about 400 rooms plus 25,000 square feet of meeting space. It will open in 2015. The hotel is costing about $400,000 a room, or about $160 million.

The new owners of the South Beach mansion where Gianni Versace lived and died said Tuesday that they hope to use the Italian fashion designer's name and legacy in rebranding the property as a hotel. VM South Beach LLC bid US$41.5 million for the oceanfront property on Miami Beach's touristy Ocean Drive. The company's principals include the Nakash family of New York, which controls Jordache Enterprises. Joe Nakash, chairman of Jordache Enterprises, said he expects to retain all the vestiges of Versace's time in South Beach in the 1990s - the snake-haired Medusa heads, a swimming pool inlaid with 24-karat gold tiles, gold-plated bathroom fixtures, custom-made mosaic floorings and frescos and the throngs of tourists who still routinely stop to have their picture taken on the front steps where the designer was slain. "We're going to keep it the way it is," Nakash said.

Jordache Enterprises owns five hotels in Miami Beach, including the Hotel Victor next door to the mansion.
"We'd like the public to use it, so we're going to create a hotel that will be consolidated with the Victor," Nakash said. "We're going to use the name Versace after we receive OK from the family." Efforts to reach representatives for the Versace family were unsuccessful Tuesday. Though the Versace family hasn't owned the oceanfront mansion since 2000, auctioneers hoped the designer's legacy would attract potential buyers. Celebrities and investors worldwide expressed interest, but in the end, only three bidders emerged, said Lamar Fisher, president and CEO of Fisher Auction Company, which was appointed by a bankruptcy court.
Bidding started at US$25.5 million and rose in US$500,000 increments under a tent next to the mansion's 16m swimming pool, Fisher said. VM South Beach outbid Donald Trump, whose other South Florida real estate holdings include the Mar-a-Lago estate in Palm Beach and Trump National Doral. It also outbid Wellington developer Glenn Straub, who owns the Palm Beach Polo and Country Club. Trump's son Eric left the mansion without speaking to reporters. Fisher said Trump's highest bid was US$41 million, and he could get the property if the deal with VM South Beach falls through.

"It's a cash transaction. There are no contingencies on the property," Fisher said. A bankruptcy judge is expected to approve the deal Wednesday. The mansion has been officially named Casa Casuarina for more than a decade, operating first as a private club and then as a boutique hotel until earlier this year. But locals still refer to it as "the Versace mansion." It was initially listed for sale at US$125 million last year. The asking price dropped to US$75 million by June, and Nakash said he had been prepared to offer that much for the property. "Have you ever been inside? You will understand how beautiful it is. The art, the pool, everything," Nakash said. Even if the Versace family declines to license their name, Nakash said he planned to honor the designer with a plaque marking where he died. Dan Golinsky, who works in real estate in Miami, still has his Casa Casuarina membership card in his wallet. Standing outside the mansion, he said the bidders knew the property came with a cache they could extend to their wealthy clientele.

"The whole thing has its own persona that obviously still speaks well for what Versace did in renovating it and bringing that prominence to Miami Beach," Golinsky said. Versace and an entourage of celebrity friends that included Madonna, Cher and Elton John helped change South Beach from a retirement community known as "God's waiting room" to the party-centric, international tourist destination it is today. The designer bought a neglected three-story, Mediterranean-style home, originally built in 1930 by Standard Oil heir Alden Freeman, and a dilapidated hotel next door in 1992 and spent US$33 million on renovations. The 23,000-square-foot mansion has 10 bedrooms, 11 bathrooms and an open-air courtyard. Versace was fatally shot in 1997 by serial killer Andrew Cunanan, who later shot himself as a police search closed in on him.

As Evansville officials keep debating, work on the Owensboro downtown hotel keeps going. There's a big difference in the status of these two hotels. One's being built, while the other isn't. There's also many differences in how they're being built. "Every project is a little different." Two hotels in two cities, with two very different states of progress, with two different plans. "There's quite an expense in developing in an urban core," says Malcolm Bryant, developer of the Owensboro hotel being built next to the Convention Center. "It's almost impossible to do that without public investment." The hotels in Owensboro and Evansville both involve public private partnerships, but on different scales.  The Owensboro hotel opening this winter involves $15 to 20 million in private financing. It's also part of downtown Owensboro's redevelopment.

"There's almost $100 million of private development that has been committed to this $120 million of public improvement," Bryant says. "I think it speaks to the face that the Owensboro downtown master plan was a very well designed plan that involved a wide range of things," says Joe Berry of the Greater Owensboro Economic Development Corporation. The planned Evansville hotel involves nearly $38 million in both private and public funds.  But Owensboro city's contribution came largely from an insurance rate increase, while Evansville's public funding is coming from the innkeeper's  tax, casino revenues, and the TIF district. Another difference is the guarantees made.  Evansville city officials say there are no occupancy rate guarantees in their deal, but there is in Owensboro's. "We don't feel that occupancy guarantee is a good community burden to have a long term annual commitment, a long term annual risk," says Phil Hooper of the City of Evansville.

But there are some similarities.  Both hotel plans were included in recent master plans and are designed to help downtown redevelopment. "We are proposing to come out of this with more private investment than public investment we're putting in," Hooper says. "It's a very good position to be in." Owensboro officials say there are incentives involved in their hotel project and land was provided to the developers.

Private-equity firms are accelerating sales of hotels to take advantage of a recovery in U.S. lodging demand and stock prices close to record highs. Hotel-property transactions jumped 47 percent to $14.1 billion this year through July in the U.S., according to Real Capital Analytics Inc. Sales by institutional investors, including private-equity funds, more than doubled in the first half, as the growth of revenue per available room decelerated. Blackstone Group LP (BX), the largest buyout firm, has decided now’s the time to sell shares as it prepares initial public offerings of the Hilton Worldwide Holdings Inc. and Extended Stay America Inc. chains. A recovery in travel after the last recession has led to hotel real estate values almost doubling since 2009’s low, based on an index from research firm Green Street Advisors Inc. Companies including Starwood Hotels & Resorts Worldwide Inc. (HOT) and Marriott International Inc. (MAR) have climbed to their highest prices since 2007, when Blackstone bought Hilton Hotels Corp. for $26 billion at the tail end of the biggest buyout boom in history. With some firms cashing in on their investments, further property-price gains may be muted.

“Fundamentals are still pretty strong but, in general, revpar is increasing at a declining rate,” said Keith Gelb, a managing member of Rockpoint Group LLC, a Boston-based private-equity real estate firm that has been selling hotel assets. “The capital markets have been quite strong and we’ve executed our business plans sooner than anticipated.”Institutional investors, after snapping up hotels at distressed prices at the real estate market’s bottom in 2009 and 2010, have made sales totaling $3.44 billion in the first half, compared with $1.68 billion a year earlier, according to New York-based Real Capital, a property-research firm. Purchases rose at a slower pace, climbing 21 percent to $3.43 billion. Growth in revpar, the lodging industry’s measure of average daily room rates and occupancies, is slowing after three years of gains. It rose 5.6 percent in the first half, compared with 6.8 percent growth for all of last year and 8.2 percent in 2011, according to STR, a Hendersonville, Tennessee-based data provider. The firm forecasts revpar will increase 5.7 percent this year and 6 percent in 2014. “We still have two to three years of pretty good growth and below-average supply increases,” said Scott D. Smith, senior vice president in the Atlanta office of PKF Consulting USA LLC, a San Francisco-based research and advisory firm for the hotel industry. “But if demand declines, then hoteliers will start to lose occupancy and discount their room rates, and obviously that will have a great impact on net operating income.”Some investors are attracted to hotels because they offer investment yields, as measured by capitalization rates, of about 7.8 percent, or about 2 percentage points higher than the average of the other major commercial-property types -- office, industrial, retail and apartments, said Lukas Hartwich, a lodging analyst at Green Street in Newport Beach, California. Cap rates are net operating income divided by purchase price.

If interest rates rise further, that would boost borrowing costs and may reduce the prices that buyers who rely on debt financing are willing to pay for hotel assets, Hartwich said. “Some buyers are looking for a certain return on equity so if the cost of debt goes up, that hurts their return,” he said. Rockpoint has sold or recapitalized more than $1.5 billion of hotel properties in the past 12 months, including New York’s Milford Plaza, Boston’s Park Plaza Hotel, Hawaii’s Waikiki Courtyard and Bacara Resort & Spa in Santa Barbara, California. “We’ve monetized a significant percentage of our hotel assets in the past year,” Gelb said. Private equity firms continue to make new hotel bets as they sell or start to exit older investments. Blackstone bought about $4 billion of hotel assets during the past year, including the Motel 6 budget chain and a leasehold in a Hyatt resort in Waikiki. Hilton, the world’s largest hotel chain, filed to raise as much as $1.25 billion when it goes public, a placeholder amount that may change. New York-based Blackstone also filed for an IPO of Extended Stay, a mid-priced lodging chain, in July, and is exploring a stock sale of La Quinta Inns & Suites. The firm is seeking to take advantage of surging stocks while holding on to a stake in Hilton in a bet travel will remain robust. The last large chain to go public, Hyatt Hotels Corp. (H), has risen 82 percent since its November 2009 share sale. The Bloomberg Hotel Real Estate Investment Trust Index reached a five-year high in May before slipping 4 percent on the prospect that rising interest rates will limit property demand. Planned IPOs may curb gains in lodging stocks in the next few months, said James Corl, a managing director overseeing distressed real estate investments at New York-based Siguler Guff & Co. and former head of real estate securities fund management at Cohen & Steers Inc.“New supply is always going to compete with the existing companies for the incremental dollar,” Corl said. “One of the reasons the REIT market’s been off the last couple of months is there’s a pretty significant backlog of new public companies” preparing to sell stock.

A successful IPO of Hilton would mark a major turnaround for Blackstone’s biggest investment ever and a victory for the firm’s real estate chief, Jonathan Gray. The firm’s real estate and private equity funds put $5.7 billion of equity in the October 2007 buyout, betting on the company’s international growth potential. The deal looked like a money loser when the credit crisis severely curtailed travel. Instead of walking away, Blackstone invested $800 million of equity to buy back some debt, convert other loans and push out maturities in a 2010 debt restructuring that cut Hilton’s borrowings by $4 billion. Hilton President and Chief Executive Officer Christopher Nassetta has moved the company headquarters to the Washington suburb of McLean, Virginia, from Beverly Hills, California, and expanded the hotel count by more than 30 percent to over 4,000 properties. The majority of that growth is overseas and in franchised and managed hotels, which require almost no capital investment by the company.Hilton, with brands including Hampton Inns and Embassy Suites, had a 3 percent increase in revenue in the first half, to $4.64 billion from $4.52 billion a year earlier, following 5.6 percent growth last year, according to the IPO filing. The company has more than $13.5 billion of debt that it expects to refinance before the end of the year.

The majority of Hilton’s earnings before interest, taxes, depreciation and amortization comes from the 3,843 hotels, resorts and timeshare properties it franchises or manages. The company also owns or leases stakes in 157 hotels with about 62,500 rooms, including icons such as the Waldorf Astoria in New York, the Hilton Hawaiian Village and the London Hilton on Park Lane, according to its IPO filing.Hilton could be valued at about $30 billion, based on multiples of earnings before interest, taxes, depreciation and amortization at comparable companies such as Stamford, Connecticut-based Starwood and Bethesda, Maryland-based Marriott, a person with knowledge of Blackstone’s plans has said. When Blackstone agreed in July 2007 to pay $47.50 a share for Hilton, the price was 40 percent more than the stock’s closing price the day before the acquisition was announced. The deal ignited a round of high-fives in Corl’s office at Cohen & Steers, a Hilton shareholder, at the time. “The valuation they paid was extraordinary,” Corl said. “If they’re able to get out of that with any sort of decent returns, they are indeed heroes.” Asset sales by investors reflect strength in the hotel market, said Smith of PKF. “In a nine-inning game, we’re probably in the sixth inning,” said Greg Duff, chairman of the hospitality, travel and tourism practice of Seattle-based law firm Garvey Schubert Barer. “On many levels and in many different markets in terms of occupancy, we have met or exceeded where we were pre-recession.”

A New York real estate investment trust has purchased two South Florida Hampton Inn locations from Baywood Hotels for $31 million total. Lightstone Value Plus Real Estate Investment Trust, which is sponsored by the Lightstone Group, bought the 127-room Hampton Inn Miami-Airport West in Doral and the Hampton Inn & Suites Fort Lauderdale-Airport in Hollywood, which has 104 rooms. The deal closed Aug. 30. Mitchell Hochberg, president of The Lightstone Group, said both hotels are in good shape and will get some minor cosmetic work, but no serious renovations are in store.

Fairfax County police say they've made an arrest in the death of a teen outside a hotel in McLean, Va., early Sunday morning. Jose Alberto Blanco-Calzadilla turned himself in to authorities Sunday afternoon, police said. Blanco-Calzadilla has been charged with second-degree murder. Police said they were called to the Residence Inn on Westwood Center Drive and found Gerard Gomez, 16, of Mount Vernon, Va, on the sidewalk. Efforts to resuscitate him were unsuccessful and he was pronounced dead at the scene with injuries to his upper body. A witness told News 4’s Derrick Ward that there was some sort of party going on in the hotel that broke up in the early morning. The witness said he heard a single gunshot and called police.

The entrepreneur and TV personality said "cost is no object" when it came to restoring the 1890s-era Old Post Office Building on Pennsylvania Avenue midway between the White House and the Capitol. "As far as the building itself, it will be magnificent at the highest level," Trump told a news conference on his plans for the hotel, flanked by three of his children and District of Columbia officials. After the USD$200 million (NZD$247.8 million) project is completed, the hotel will have about 270 guestrooms, averaging more than 600 square feet (56 square meters), the largest in the District of Columbia. Each will have a crystal chandelier.

The Old Post Office Building was built to house the US Post Office Department and the Washington City Post Office. At 307 feet, it is one of the tallest structures in Washington and offers superb views. Various federal agencies had shared the building since 1934. The General Service Administration, the government's property arm, has considered it "underused" for years, according to GSA statements. The GSA selected Trump Hotel Collection to turn the site into a luxury hotel in February 2012. The Trump organization is financing the project. The property will be known as Trump International Hotel, The Old Post Office Building. Construction is scheduled to begin in spring 2014, and the hotel plans to open in 2016. Trump's plans come as Washington is enjoying an economic upturn, with about 1,000 people a month moving into the District of Columbia, reversing decades of decline. A few blocks from the new hotel is CityCenter, a 2.5 million-square-foot (233,000-square-meter) mixed use development and one of the biggest downtown projects in the United States.

Developers are proposing a $10 million makeover of the Joseph Wolf Brewery block in downtown Stillwater that would create a 40-room boutique hotel, restaurant and retail space.But before plans for "The Stillwater" at Main and Nelson streets can proceed, developers say they need more than $1 million in city subsidies. Representatives from Stillwater Caves LLC will be at the city council meeting Tuesday to ask for $1.15 million in tax-increment financing. The project, which would overhaul four buildings -- including some that date back to the 19th century -- depends on the TIF assistance, said Corey Burstad, project developer.

"The benefit to the city and to Main Street would be significant," he said. "We're trying to restore the property before it falls down. The building has to have a purpose now, or it's only going to get worse if it doesn't get restored. Structurally, it's very rough." Burstad said the redevelopment could transform downtown. "I believe it will be the new front door of Stillwater," said Burstad, who owns the Elevage Group in Blaine. The hotel is expected to provide six to eight full-time jobs and eight to 10 part-time jobs, according to information Stillwater Caves LLC submitted to the city. The restaurant should maintain four or five full-time jobs and eight to 12 part-time jobs; retail space could add six or seven full-time jobs. Stillwater Caves is working with Raffaele Virgillo, who owns Luna Rossa Trattoria & Wine Bar at the site, Burstad said. "We are 'reconcepting' the restaurant and hotel together," he said. He also said they were working with Virgillo on future plans for the site. Bill Turnblad, the city's community development director, said the city's TIF policy encourages reusing historic buildings and creating jobs. "Those two are hit solidly by this project," he said. "They're going to ... give that block another generation of life."

Turnblad said the funds under consideration would come from an existing retired TIF district. "Those monies are sitting in an account for economic development," he said, explaining that the $1.15 million would be borrowed from the retired district and paid back over 15 to 25 years using funds from the new district. But Mayor Ken Harycki said he would want to learn more about the project before signing off. "My antennas are up on it," he said. "I'm just not convinced this is the right project. They're moving very fast with very little information. I have hesitations about the viability of a hotel there. ... If that hotel failed, taxpayers would be left holding the bill." If the council approves the TIF funds, construction would start in December and the hotel and restaurant would open next summer, Burstad said. The site, which is owned by Stillwater Caves investor Tim Chies, has a long and storied history.

Martin Wolf established a brewery at the site in 1868, according to Brent Peterson, executive director of the Washington County Historical Society. Wolf constructed a one-story, 40-by-50-foot wooden building and conducted business there until March 1871, when the business passed into the ownership of Wolf, Tanner and Co. The building burned a year later, and the company rebuilt with stone, Peterson said. Joseph Wolf, brother of Martin, bought the business in 1876. Four years later, a brick office block was built adjoining the brewery. The firm was dissolved then incorporated as Joseph Wolf Co. in 1896, with Joseph Wolf as president. The new firm included three of Wolf's sons and two sons-in-law, Peterson said. Joseph Wolf Brewery was one of the largest breweries in Minnesota during the 1890s, Peterson said. "It operated successfully until the onset of Prohibition in 1920," Peterson said. "Joseph Wolf died in 1921. Many people still believe it was Prohibition that killed him."

Forget room service. At many hotels across the country, you can now easily have groceries or ready-to-make meals delivered to your room. Hotels are increasingly arranging for guests to get food deliveries from outside vendors as an alternative to room service, which has rarely been a money-making enterprise for them. Grocery delivery services tend to be more popular at extended-stay properties, but other types of properties are starting to experiment with alternatives to traditional room service. Some hotels are also responding to the growing demand for healthier food options by making sure the delivery services have healthy meals or snacks for sale. "It's not the home kitchen, but gets guests closer to a home-like experience, which is what road-weary travelers crave," says Maryam Wehe, senior vice president of Applied Predictive Technologies, which does consulting for hotels. "While travelers are just as time-starved as ever, they are increasingly health-conscious while on the go. Through healthy food delivery options, hotels are taking another step to bring the comforts and lifestyle of home to guests."

Some examples:

•Affinia Hotels, a boutique hotel chain with properties in New York, recently announced a partnership with FreshDirect, a New York City-based grocery delivery service, to deliver ready-to-make meals to guests. There's a Business Kit and a Healthy Kit, each with such items as fruit, vegetables, Greek yogurt, chips, salsa and cookies. The kits also have four-minute meals such as lemon-dill salmon, which can be heated in a microwave in each room's kitchenette. The kits can be ordered in advance through Affinia's online e-concierge service.

•GoBites.com, a portion-controlled, all-natural snack delivery service with most items containing fewer than 200 calories, is sending items to hotels with more frequency, says CEO Jim Gutt. Among the hotels the company has delivered to: the Marriott in Santa Clara, Calif.; Hotel Zaza in Houston; and the Sleep Inn in Phoenix. The company has partnered with the Country Inn in Buffalo, Minn., which offers the snack boxes to guests. The packages can be customized for guests who have special dietary needs, such as gluten allergies or diabetes.

•Marriott's Residence Inn offers free grocery deliveries to guests with no mark-ups on items. All of Hilton's Homewood Suites hotels also offer a complimentary grocery shopping service. Guests can leave their lists with hotel employees in the morning and return to a fully stocked refrigerator.

Lisa Zandee, senior vice president of brand management for Affinia Hotels, says guests like the grocery delivery service because "it liberates them from the limitations of room-service, minibar and restaurant fare." 
It also provides some relief to hotels that think room service is too costly to run and doesn't generate much revenue. Room service revenue has dropped 9.5% from 2007 to 2012, according to PKF Hospitality Research. One hotel has come up with an even more unusual take on room service. The staff at Amway Grand Plaza hotel in Grand Rapids, Mich., noticed that guests were frequently ordering pizza from outside vendors. In response, the culinary team created its own pizza delivery service for guests and named it Piezelli's. Pizza deliveries now represent about 15% of room service revenue, with the hotel selling about 150 pizzas a week.

Andrew Bowen, assistant food and beverage director at Amway Grand Plaza, says room service revenue at the hotel had declined by about 30% in the last decade. Bowen says the hotel doesn't market the pizza deliveries as room service, even though guests can charge them to their rooms. "There seems to be a negative connotation to room service now than there was 15, 20 years ago," he says. Room service is "an amenity you feel you have to offer guests. Your hands are tied to a certain extent, so we were looking for options to give them a better product and price, and still offer the convenience."

Planning a five-star deluxe hotel in India? Just make sure there are enough hooks in the bathroom and a phone next to the toilet. The government, it appears, will let no feature go overlooked in its quest to ensure India's luxury hotels don't stint on anything, including hooks — three in the bathroom to allow guests to hang up their clothes. Oh, and the toilet has to be equipped with "modern water-based, post-toilet-paper hygiene facilities".The hotel industry is aghast at the minute details into which the government has gone in a directive issued on Friday listing new guidelines on the requirements of a five-star hotel. "The ministry of tourism should focus on reducing the number of licences required to set up a hotel, the time taken for permissions and work on visa-related issues so that more tourists visit the country rather than on such micro aspects," said Manav Thadani, chairman of hotel consultancy HVS India, which is working with several new hotels coming up across the country.

Another hotel owner said such norms will only lead to harassment by ministry officials. "They are trying to create their own relevance here," he said. These rules include, apart from hooks, water sprays and blackout curtains, a "luminous LED wall clock with numerals of three inches or more" near the swimming pool. Also, "it will be desirable for all 5-star deluxe hotels to have air-conditioned porches." "How can a hotel have an air-conditioned porch?" wondered the hotelier cited above. Hotels have two to eight years to adhere to the tourism ministry guidelines that aim to make them more "customer-oriented". A senior ministry of tourism official said the guidelines haven't been updated for a long time, hence they have been revised. "There hasn't been a revision in the classification guidelines for many years and one has to move with time," he said. "We do not want to compel hotel operators or force these guidelines on them by making them mandatory, but the hotels which will follow them will be recognised by the government and will benefit."

The move is a "frivolous attempt by government to micromanage a sector" already battered by the slowdown in tourism and the gloomy business climate, said the hotelier cited above. Very few countries follow star rating systems. Their categorisation is based on the size of rooms, safety and security systems, number of restaurants etc. For the big international brands that have entered India over the last decade, classification by the government and the benefits of that don't matter as they follow their own standards when building hotels. But many of them have to necessarily apply for classification because certain licences and permissions for hotels are linked to it in some states. Hoteliers are irked by the granular detail, especially since "brand standards are much higher than what the government is asking for", as Thadani put it.

Classification by the government is required for licences, permissions and funding, but doesn't help the hotel in terms of positioning. "That is based on brand standards and consumer preferences," said KB Kachru, chairman, South Asia, Carlson Hotels. Travellers know what to expect from an international brand as well the recognised Indian ones, said Saeed Shervani, executive member of the Hotel and Restaurant Association of Northern India. He also runs a mid-sized hotel in Delhi. "Why do they need to get into the nitty-gritty of these things? This makes classification very problematic," he said.
